One thing I was thinking of was installing a tankless heater on the hot water line coming out of my current tank. Also, I don't like the idea of heating a 70 to 80 gallon tank. I live in Michigan and depending on the season will need a 50 to 65 degree increase in temperature. The rate decreases to about 6 or 7 gpm to get a 65 degree F rise in temperature. However that is at only a 35 degree F rise in temperature. The highest rate I could find online is for a 11 gpm tankless unit. So a 50 gallon tank may fill the tub but would not give me warm water to rinse with afterwards. I don't know the exact capacity of the tub but it is right around 50 gallons. I do not want to sit in the tub waiting for it to take 10 minutes to fill. in my case it is the rate as well as capacity that matters. I do have a natural gas water heater currently that is about 10 years old. The tub has air jets to massage sore muscles and that cycle is 20 minutes maximum. I was trying to keep my post short but now feel that I should add more to it. Should I call an window expert? What about brick repointing professional? Who else can be called upon? The silicone seal for the most part is intact, while we can certainly replenish the seal, I do not think that is the root cause of the water intrusion.
